Abstract

Purpose

The purpose of this paper is to identify the key facilitating factors for smart sustainable practices (SSP) and develop a project evaluation model (PEM) for SSP implementation in Nigeria and Hong Kong. SSP is coined from the integration of digital technologies such as Building Information Modelling (BIM) to facilitate sustainability practices.

Design/methodology/approach

The study employed a quantitative research design approach using empirical questionnaire surveys to solicit the opinions of 69 and 97 construction practitioners in Nigeria and Hong Kong. Purposive and snowball sampling techniques were used to identify the potential survey respondents. The fuzzy synthetic evaluation technique was used to develop the PEMs.

Findings

The findings revealed that adequate technical expertise of the SSP processes is critical in enhancing its implementation in Hong Kong and Nigeria; as well as the provision of training programs for specialists in smart and sustainable initiatives. Meanwhile, the study's findings advocated that for an SSP-enabled construction project, its project performance is mainly influenced by the client's satisfaction level and the early involvement of the project teams.

Research limitations/implications

The study's results are limited to the Nigeria and Hong Kong construction industries.

Practical implications

Construction stakeholders such as the clients, developers, contractors can utilize the PEMs to determine and track SSP initiatives implementation in building projects in a reliable and practical way.

Originality/value

No tool has been developed for evaluating SSP initiatives at the project level in the construction industry. Using case studies of Hong Kong and Nigeria, PEM indices were developed to measure and track SSP implementation in construction projects.

Abstract

Purpose

The increasing urbanization of the built environment has bolstered the need to promote green Building Information Modeling (BIM) initiative in new construction projects and the rehabilitation of old premises. This study aims to explore and examine the key benefits of the implementation of BIM and sustainability practices in the built environment.

Design/methodology/approach

The study gathered the worldwide perceptions of 220 survey participants from 21 countries which were analyzed using descriptive and inferential analytical methods. The identified individual benefits of green BIM were further categorized into their underlying clusters using factor analysis.

Findings

The key benefits are related to enhancing project efficiency and productivity, ensuring real-time sustainable design and multi-design alternatives, facilitating the selection of sustainable materials and components, together with reducing material wastage and project’s environmental impact, among others. The study analyzed and compared the perceptions of the diverse groups of the respondents as well.

Practical implications

Effective blueprints and insightful recommendations for enhancing the various stakeholders’ capacities to implement green BIM in their construction projects were put forward to achieve the aim of sustainable smart urbanization.

Originality/value

The study identified salient benefits of the adoption of BIM and sustainability practices. The proper integration of these concepts and the execution of the recommended useful strategies by construction stakeholders, policymakers and local authorities will enable the built environment to reap the gains of its implementation.

Abstract

Purpose

The construction industry has been evolving in recent years through the adoption of smart tools such as building information modeling to reduce the complexity in the construction process and optimize the project's goals. This paper aims to identify and assess the key drivers for the implementation of smart sustainable practices in the construction industry.

Design/methodology/approach

Inferential and descriptive statistical techniques were employed in analyzing the data collected via an international empirical questionnaire survey deployed in soliciting the perceptions of 220 construction professionals across 21 countries. Factor analysis was used to categorize the identified key drivers into their underlying clusters for further discussion. Also, the data were analyzed based on the various groups and regions of the study's respondents.

Findings

The key drivers (KDs) are related to the technical competence of staff as well as knowledge and awareness level within the industry, issues related to organizational and project's strategy and policies, availability of financial resources and development of relevant standards and policies to aid its execution among others. A comparative analysis of the perceptions of the different respondents' groups was undertaken and discussed.

Practical implications

The analysis of the key drivers for the implementation of smart and sustainable practices in the construction industry is expected to aid the decision-making of the relevant stakeholders as well as serve as a consultation instrument for government agencies in their design of localized policies and guidelines to aid smart and sustainable urbanization. The findings revealed the gaps in the implementation of smart and sustainable practices in various climes and organization setups and provided useful and practical strategies for addressing the current hindrances during implementation.

Originality/value

The study has generated valuable insights into the significant drivers that can enhance the implementation of smart and sustainable practices across regions. It is evident that synergy among the relevant stakeholders in the built environment will help accelerate the implementation of smart sustainable practices in the construction industry. The study findings have provided profound contributions to theory and research as well as to industry practice.

Abstract

Purpose

Some initiatives have been proposed and implemented to facilitate successful project delivery and improve coordination and collaboration in the design, construction and management phases of project development. Building information modeling (BIM) is one of those initiatives that, though recent, however, have made a significant impact on the construction industry in some countries. The paper aims to discuss this issue.

Design/methodology/approach

This paper aims to explore the critical success factors for BIM implementation in the architecture, engineering and construction industry of Hong Kong through a mixed research method (structured empirical questionnaire survey and expert interviews).

Findings

The most influential success factor relates to the client’s acceptance with BIM projects, proper organizational structure to support a BIM system within the company and financial aid from the government to set up the BIM system. The expert interviewees also stressed the need for willingness from project staff members to learn and utilize BIM.

Practical implications

This study has contributed to the establishment of more practical and effective strategies for ensuring full adoption of BIM in Hong Kong. Practical recommendations for enhancing BIM adoption in the construction industry were highlighted.

Originality/value

This study has established the key drivers leading to the success of BIM implementation in Hong Kong, as well as in the perspective of construction experts on how to enhance its uptake in construction projects.

Abstract

Purpose

The purpose of this paper is to explore building information modeling (BIM) implementation and practices in developed economies by developing a benchmarking model that will enhance BIM adoption and implementation in developing countries.

Design/methodology/approach

The research design adopted a qualitative approach which includes the desktop review of the extant literature as well as case study reviews of ten BIM projects using an explanatory case study technique to form the foundation upon which the study proposed the model. The moving basis heuristics technique was adopted to develop the scoring system.

Findings

The BIM benchmarking model and assessment template were developed which consisted of three-level concepts modeled to aid project organizations and project team in developing countries to assess and score the level of improvement and implementation of BIM in a project. A desktop review of BIM projects in developed countries demonstrated the significant improvements and benefits possible through the implementation of the established BIM benchmarking model.

Practical implications

The assessment template in conjunction with the benchmarking model is useful for a comparative evaluation of similar BIM projects and benchmarking purposes. The study also discussed how current findings extends and contradicts previous findings.

Originality/value

The findings have provided policymakers, construction stakeholders and professional bodies in the construction industry in developing countries with valuable insights and counter-intuitive perspective that could facilitate the uptake of BIM in construction projects.

Abstract

Purpose

Building information modelling (BIM) is a novel technological advancement in the built environment. Despite the potentials of BIM, its adoption and implementation are undermined in facility management (FM) operations. This might be because of limited information on the critical success factors (CSFs) that can enhance its adoption. The study aims to integrate building information modelling to improve facility management operation by adopting fuzzy synthetic approach for evaluating the critical success factors.

Design/methodology/approach

Data for the study were sourced from practising and registered facility managers within Lagos metropolis, Nigeria. The data collected were analysed using a combination of methods which include mean item score, factor analysis and fuzzy synthetic evaluation (FSE).

Findings

The factor analysis results showed that six underlying groups of CSFs would enhance the effective adoption of BIM in facility operations. The FSE results showed that out of the six groups, the three topmost important CSF grouping (CSFG) in the decision rule would enhance the effectiveness of BIM adoption for FM operations.

Practical implications

The result of this study provides a credible road map for facility managers, policymakers and other stakeholders in FM operations on the CSFs and CSFG required for the adoption of BIM.

Originality/value

Previous studies that aimed at integrating BIM into FM are limited. Hence, this study provides a broad perspective on the CSF required for BIM adoption and implementation in FM operations using the FSE approach.

Abstract

Guaranteed maximum price (GMP) and target cost contracting (TCC) with a pain‐share/gain‐share arrangement have been adopted to integrate the construction delivery process and motivate service providers to seek continuous improvements in project outcomes. However, there is still a lack of research evidence to evaluate the levels of success and lessons learned from these innovative procurement strategies. Based on the analysis of a series of in‐depth interviews on the perceptions of various relevant experienced industrial practitioners, this paper aims to explore the key attributes of GMP/TCC including the underlying motives, perceived benefits, potential difficulties, critical success factors, key risk factors involved and optimal project conditions for adopting GMP/TCC. The research findings are useful in assisting key project stakeholders in minimising the detriments brought about by potential difficulties in and maximising the benefits derived from implementing GMP/TCC concepts. The study is also significant in contributing to new knowledge and practical information of GMP/TCC applications and implementation, in both a national and international context.

Abstract

Purpose

The average lifetime of a building in Iran is only one-quarter of the reported global average lifespan. A major reason why buildings in Iran have shorter service life is attributed to the inappropriate selection of the facility repair and maintenance (R&M) methods. Hence, selecting the appropriate R&M methods is critical in upholding or even extending the lifespan of the building. The purpose of this paper is to determine the main criteria for selecting the suitable R&M methods of commercial real estate (CRE) in Iran as a major challenge encountered by the Iranian construction industry.

Design/methodology/approach

The total number of identified criteria (related to the selection of the suitable R&M methods) is 16, which is divided into five clusters (referred as main criteria in this study): human resources; flexibility and technical capability; safety and risk; cost of maintenance; and facilities and technology. To analyze the identified criteria, the expert opinions were collected through both face-to-face interviews and distribution of Delphi survey questionnaires. A total of 12 industrial experts in the construction industry were invited to participate in a Delphi survey to solicit their perceptions and opinions on the identified criteria in this research.

Findings

The findings indicated that, among the five main criteria, the cost of maintenance is the most important criteria for selecting appropriate R&M methods of CRE in Iran. In addition, the criterion of facilities and technology was recognized as the least important among the main criteria.

Originality/value

The research, significantly, justified the configuration of non-compliance with the practice and its deliverables and developed a diagnostic study on the grounds of failure in the Iranian construction industry regarding the issues which are threatening the expected and desirable outcomes. The research achievements and suggested effective recommendations can serve as a useful policy and consultative instrument for the relevant stakeholders in the construction industry engaged in building R&M work.

Abstract

Purpose

As construction of commercial and recreational complex building projects (CRCBPs) is one of the most important issues in many developing countries and requires a very high cost of implementation, it is important to identify and prioritize the risks of such projects. Therefore, the purpose of this study is to identify and rank the risks of CRCBPs by studying the case of the “Hamedanian Memorial,” a CRCBP in Iran.

Design/methodology/approach

To pursue this aim, a descriptive-survey method was used. The statistical population of the study consists of 30 experienced experts (consultants, contractors and employers) of the “Hamedanian Memorial” project selected according to the Cochran formula and minimum population census. A questionnaire was used as the data collection tool, administered in all stages of risk identification and evaluation, and was devised by using library and field methods based on the literature and research background, as well as interviewing experts in the risk identification and evaluation stages. Kendall’s coefficient of agreement was used to validate the experts’ opinions in the risk identification stage. The ranking in qualitative evaluation was done based on the risk intensity and the cumulative risk index.

Findings

The results show that the risks are associated with exchange rate fluctuation, inflation fluctuation, access to skilled workers, contractors’ claims and foreign threats from international relations.

Originality/value

The results and findings of the present study can be of interest to the executives of large commercial, leisure, public and private projects in developing and developed countries; understanding risks can significantly improve the decision-making process of CRCBPs.

Purpose

Building information modelling (BIM) research studies are highly contextual as the contexts provide lenses for interpreting the results. However, there has been a growing decontextualization in extant studies especially between the small and medium-sized enterprises (SMEs) and large firms; and between developed and developing countries. Albeit these contexts are all in the same construction industry, they often react differently to the same conditions. Thus, this study aims to evaluate the perceptions of firms in varying contexts of size and location on the perceived barriers to the implementation of BIM in the architecture, engineering and construction (AEC) industry.

Design/methodology/approach

The perceptions of 228 firms gleaned from 26 countries across the 6 continents were collated via an international empirical questionnaire survey. The data was analysed using the mean score, rank agreement analysis, Mann-Whitney U test and factor analysis.

Findings

The findings revealed the major factors impending BIM implementation in each of the contexts and a comparative analysis emphasized the difference in their perceptions. The findings underscore that there is a general digital divide as regard BIM implementation between the SMEs and large firms, and a deepening divide between the developed and developing countries.

Originality/value

The study has provided empirical evidence for the BIM divide in the AEC industry, which would influence the promulgation of BIM policy and transferability of best practices across varying contexts of both firm size and country level.
